POST TITLE: OPERATIONS MANAGER SALARY LEVEL: Ј30,000 - Ј35,000 RESPONSIBLE TO: CONTRACT MANAGER RESPONSIBLE FOR: DESIGNATED SUPERVISOR(S) & OPERATIVES MAIN PURPOSE: To manage a designated business*service area of the Building Services Division
KEY POST RESPONSIBILITIES To ensure that all business and service requirements are achieved for a designated area. To efficiently manage a profit centre, contributing to the profit of the business. To manage the effective and efficient utilization of all available resources for the designated area including labour, materials, plant, vehicles, mobile phones etc. To monitor, evaluate and control the use of sub-contractors and suppliers. To monitor, evaluate and control the performance of all labour resources. To ensure full compliance with relevant health and safety requirements, including acting as a safety representative for the designated area. To promote the highest possible level of customer care To ensure all company systems and procedures are implemented including QA, in the designated area. To ensure that there is contract compliance within the designated area. To assist in the broader operational management of the service, including covering for other managers and contributing to the planning and development of the service. To cover as required in the absence of the Principal Operations Manager. To ensure compliance with all company policies including equal opportunities. To carry out any other duties necessary for the delivery of the service.
KEY PERSON CRITERIA EXPERIENCE (i) Experience of managing a building operation within a contract environment. (ii) Staff and operative management. (iii) Financial management. (iv) Sub-contractor management
SKILLS * ABILITIES (i) To business plan and manage. (ii) To analyze and interpret trading account information and make relevant decisions from this analysis. (iii) To prioritize work within a range of complex work areas. (iv) Extensive knowledge of health and safety requirements in the building industry. Prepare relevant documentation and guide colleagues to comply with health and safety regulations. (v) To relate to clients positively, compromisingly and sensitively, communicating effectively. (vi) Whilst working hours are contracted, the postholder will be expected to take a responsible attitude to delivering work objectives which may involve on occasion working longer hours. (vii) To work as a team member and to comply with set objectives and procedures. (viii) To be creative to expand the designated business area.
